Land Plus Property Redevelopment

Client: Land Plus, LLC
Owner: Hackensack, New Jersey

Objective: Assist and advise Client on environmental, engineering and construction management aspects as well as advancing various governmental permits for the proposed improvements and redevelopment of a heating oil distribution facility to a 11,000 sf Industrial – Commercial Flex use along the Hackensack River.

Professional Services:

  • Reviewed and prepared Preliminary Environmental Phase I Assessment, Remedial Investigation Reports and Remediation
  • Performed limited topographical, base mapping and boundary survey services
  • Prepared various Conceptual Site and Building Plans
  • Assisted Client with determining Highest and Best Use to meet Project regulatory and economic objectives
  • Preparing Preliminary & Final Major Site Plans detailing:
    • Proposed new building for office, warehouse, distribution and assembly areas
    • Site grading, pavement and stormwater management systems
  • Provided documentation and materials to governing agencies detailing 100 year flood plain and NJDEP Waterfront Development permit requirements
  • Teaming relationship with affiliated specialists to prepare specific materials for design waivers/variance requests
  • Commenced construction management services to prepare construction contract documents, quality assurance inspections, for construction contract administration activities.

Highlights: The Entech Group, Inc. is working closely with the Client to secure local, county, and state approvals for the redevelopment of the facility. Estimated Project value is estimated to be $4.0MM with an anticipated completion Fall 2018.
