Building Facility Management

Client: Missionary Society of Salesian Sisters, Inc.
Location: North Haledon, Haledon, and Hampton, New Jersey

Objective: Obtain local, county, and state permits plus construction approvals to enable the Client to receive competitive construction bids for multiple ongoing Projects at multiple locations.

Professional Services:

  • Prepared Conceptual, Preliminary and Final Major Site Plan and Construction Documents detailing the proposed major building improvements related to roof upgrades, mechanical and plumbing, boiler and heating systems, elevator and wet well pump(s), environmental and air exchange improvements, specifications and agreements for the following Projects, which consist of:
    • Heating, Ventilating & Cooling High Efficiency upgrade for the design of replacement boilers and domestic water heaters servicing a 60,000sf facility to include replacement of six (6) 500K British Thermal Units per hour (MBH) boilers, design of natural gas high efficiency boilers, new control system, new combustion air ducting, breaching and elimination of exhaust/vent fan. Prepared and submitted New Jersey Clean Energy Program (NJCEP) application and was successful on receiving a supplemental rebate check from NJCEP. Total Project Value $400K
    • Preparation of Request for Qualifications (RFQ) and Request for Proposal (RFP) plans and materials for the selection of a qualified design – build service firm to service and existing heating and hot water system for a 8,000 sf building. The existing system has a capacity of Total Project Value $50K with a negotiated ongoing operations and maintenance service contract.
    • Preparation of Request for Qualifications (RFQ) and Request for Proposal (RFP) plans and materials for the selection of a qualified roofing contractor to remove and replace a roof system for a 14,000 sf building. Total Project Value $200K with a negotiated operations and maintenance service contract.
    • Replacement and water proofing for an existing elevator pit, replacement sump pumps within existing basement sump wells, design and procurement of emergency generator system, remediation of a sanitary sewage water discharge over air handler system. Total Project Values $500K.

Highlights: As the Owner’s Representative, The Entech Group, Inc was responsible for the design, permitting, project procurement and management of multiple contractors and subcontractors at various locations to successfully complete over $1.1MM of Projects. Entech has since been assigned additional Building and Site Facility Projects.
