Beta Realty, L.L.C., The Project is located on Sussex Turnpike and Park Avenue in Randolph Township, New Jersey. The Project parcel is approximately 157.6 acres consisting of one (1) 458,500 square foot (SF) building with associated roadways, parking, rail spurs, truck loading areas and water / wastewater facilities. The Scope of Services included; the preparation of environmental reports, topographical, base mapping and boundary survey services, the preparation of various Conceptual Site and Building Plans and the preparation of Preliminary Site Plans detailing the proposed four (4) new additional buildings for office, warehouse, distribution and assembly operations. The four (4) new buildings total approximately 400,600 SF, with five hundred and fourteen (514) passenger car parking spaces, one hundred and ten (110) truck / loading areas, three (3) water quality detention basins, six (6) water quality infiltration sand filter systems, an on - site biological reactor wastewater sewage disposal and treatment system, a modified water storage, treatment and distribution system, along with associated site grading, pavement and storm water management systems. 

Documentation and materials were submitted and approved by the New Jersey Department of Environmental Protection (NJDEP) for the determination of Wetlands and State Open Water limits. NJDEP granted approval for specific site improvements under Statewide General Permit (GP) #6 (fill of less than one (1) acre) and GP #11 (discharge of storm water within the transition area). NJDEP also approved a Major Stream Encroachment Application and Water Quality Certificate, which detailed the 100-yard flood plain for the Lamington River and the un-named tributary traversing a portion of the project. Additional materials and documentation were submitted to NJDEP for a New Jersey Pollutant Discharge Elimination System (NJPDES) permit to properly treat and dispose of the on - site wastewater effluent. Entech along with affiliated specialists prepared a Traffic Study, an Environmental Impact Statement, a Fiscal Impact Study and planning documents for design waiver / variance requests. During the construction activities, Entech, on behalf of the Owner, performed limited construction management services.
